Located in the developing Arts District, the buildings owner was facing the prospect of a building freeze. Additionally the zoning changes allowed for greater density and less or no required parking. UB was asked to design a hotel maximizing height and mass and integrating the existing 1910 three story building as part of the design. The UB design provided 120 guest rooms, a rooftop pool, bar/restaurant and ground floor lobby, retail and café, as well and as the second and third floor  being an arts based live work environment.
